DST platform
Peachtree structures every DST offering as a debt-free, all-cash Delaware Statutory Trust intended to qualify as like-kind replacement property under Section 1031 3. In January 2025 the firm hired a senior vice president to lead multifamily acquisitions, extending a once hospitality-only program into multifamily assets 4. Peachtree has reported completing six debt-free DST acquisitions totaling about $200 million in 2025 and 12 debt-free DST acquisitions since inception, and has cited a ranking as the 14th-largest DST sponsor 5; a March 2026 sponsor account cited roughly $375 million of debt-free DST transactions since 2022 6.
Representative DST transactions
Hospitality programs include its third DST, a 98-key Hilton Garden Inn in Jackson, Tennessee 7; a 90-key Home2 Suites by Hilton in the greater St. Augustine market launched in December 2024 8; and a Residence Inn by Marriott in Ocean Township, New Jersey, launched in May 2025 9. The industrial expansion included a Class-A Dallas\u2013Fort Worth facility on a 10-year corporate lease launched in September 2025 10. In January 2026 Peachtree closed PG Manchester Industrial DST, a debt-free acquisition of a 2024-built, 50,985-square-foot single-tenant Tesla service center near Manchester-Boston Regional Airport, alongside PG Omaha Landmark DST 5. In March 2026 it launched PG Savannah Industrial DST, a debt-free acquisition of a newly built roughly 600,000-square-foot Hasbro-leased distribution center in Midway, Georgia, on a lease running through May 30, 2036 11.
