AltsWire reported the Delaware Statutory Trust (DST) as anchored by the 150-room Holiday Inn Express Cape Canaveral in Florida, and described it as publicly marketed to accredited investors for approximately $48.2 million. The record dates that report to August 20, 2026 in one place and August 21, 2026 in another; the property description arrives with the earlier of the two, and that is the one relied on here. Peachtree Group announced the acquisition on August 19, 2026, per Business Wire, which put its DST platform at approximately $525 million in total offerings since launch.

The same AltsWire report covers the sponsor's other Trust now in the market, PG St. Louis Industrial DST: a newly constructed 48,206-square-foot Class A industrial facility leased to Cummins Inc. A hotel and a single-tenant warehouse on the same shelf, with the same exchange buyer on the other side of both.

For this Trust the notice says nothing about debt, nothing about the operating or master-lease structure through which a trust holds a hotel, and nothing about hold period. The PPM will state the distribution terms. The only broker-dealer named carries the sponsor's name, Peachtree PC Investors LLC. The exemption claimed is Rule 506(c), which permits general solicitation and requires that every purchaser be a verified accredited investor. Hotels are familiar ground here. The sponsor completed a renovation of the 98-room Hilton Garden Inn Jackson, a property held in its DST program, in June 2026, per Hotel Management. Its July announcements were both hotel credit: a $150 million bridge loan refinancing a four-hotel, 997-key portfolio near Walt Disney World Resort on July 20, 2026, per Business Wire, and approximately $14.5 million of preferred equity through Peachtree Special Situations Fund I, LP for the 203-key DoubleTree Suites Detroit Downtown Fort Shelby on July 7, 2026, per the sponsor. Its June announcements ran elsewhere: a $43.5 million bridge loan for a 230-unit multifamily project in Panama City Beach, Florida, per Commercial Observer, and $56.4 million of C-PACE financing for the redevelopment of The CTR, formerly the CNN Center, in downtown Atlanta, per Business Wire.

One word in the notice does point toward an asset class, and it sits in a party's name. Peachtree Hotel Group II, LLC is listed as an executive officer of the Trust, alongside PG Cape Canaveral Depositor, LLC and PG Cape Canaveral Manager, LLC, all at the same Atlanta address.
