PG St. Louis Industrial DST filed its Form D on July 30, 2026 with the money side of the raise fully specified: a maximum offering amount, a minimum investment, a stated sales commission, and a single selling agent. The Delaware Statutory Trust (DST) names no property. No address, no tenant, no square footage. The only asset descriptors anywhere in the notice are the industry line, "Other Real Estate," and the word Industrial in the Trust's own title.
Nothing has moved yet. The notice records that the date of first sale has yet to occur, and it reports no investors. What the document does settle is priced at the middle of the market: sales commissions equal to 6.0% of the maximum offering, which is exactly where the trailing-twelve-month median sits across Top1031's tracked market, and a minimum that matches the tracked median minimum to the dollar. The ceiling is the one term that leaves the middle, and it leaves downward - below the tracked median offering size for the same period.

Peachtree Group is the sponsor behind the Trust, and its exchange shelf has been busy this year. On January 20, 2026 it announced two DST acquisitions: PG Manchester Industrial DST, a newly developed single-tenant essential-services facility leased on a long-term net basis to an investment-grade operator, and PG Omaha Landmark DST, anchored by the Residence Inn Omaha Downtown/Old Market Area. PG Savannah Industrial DST came on March 23, 2026, a debt-free purchase of an approximately 600,000-square-foot distribution center in Midway, Georgia, leased to Hasbro. A current-offerings page dated March 18, 2026 listed Manchester as available; the public record does not establish where Omaha Landmark stands now. Peachtree is named on 3 active trusts in a tracked directory of 230.
The hotel side of the firm shows up as development and as credit. Hilton named Peachtree principal Mitul Patel Multi-Brand Developer of the Year at its 2025 Americas Development Awards, per a May 26, 2026 release. In the lending business Peachtree is the provider of capital rather than its recipient: it originated a $150 million bridge loan refinancing a four-hotel, 997-key portfolio in Winter Garden, Florida, which the July 20, 2026 release called its largest senior hotel bridge loan; it originated $56.4 million of C-PACE financing for the redevelopment of The CTR, the former CNN Center in downtown Atlanta, announced June 30, 2026; and it invested approximately $14.5 million of preferred equity in the DoubleTree Suites Detroit Downtown Fort Shelby repositioning through Peachtree Special Situations Fund I, LP, announced July 7, 2026.
The exemption claimed is Rule 506(c), which permits general solicitation and requires that every purchaser be verified as accredited. How the Trust is actually being marketed is not something the public record settles. What the record shows is narrower: no national or trade coverage names the offering as of July 30, 2026, and the SEC submissions record for CIK 2148042 is the only public document that identifies it. Peachtree's June 24, 2026 announcement of an engagement with Goldman Sachs Custody Solutions to expand investor access to its alternative-investment offerings does not name this Trust.
The list of related persons on the notice is Peachtree end to end: Peachtree Hotel Group II, LLC as executive officer, alongside PG St. Louis Industrial Depositor, LLC and PG St. Louis Industrial Manager, LLC, all at the same Lenox Road address in Atlanta. Peachtree PC Investors LLC is the only broker-dealer named. So the officer of record for a trust named for industrial property in St. Louis is a hotel holding company. The exchange line has widened past hotels. The entities carrying it were never renamed.
