Private securities and 1031 exchanges

DST interests are illiquid private securities and involve substantial risk, including possible loss of principal.

Distributions, tax treatment, property values, and exit timing are not guaranteed.

An interest in a properly structured DST may qualify as replacement real property under Section 1031. Qualification depends on the trust, the exchange, and the investor's circumstances.

Data and sources

Top1031 data comes from issuer-filed Form D notices and other cited sources. Information may be incomplete, delayed, or inaccurate.

A Form D filing does not mean the SEC approved, endorsed, or verified the offering. Top1031 does not independently audit sponsor-reported figures.

Top1031 Sponsor Grades

Top1031 Sponsor Grades are editorial sponsor assessments produced under a published methodology.

They are not ratings of individual offerings, recommendations, suitability determinations, or predictions. Past performance is not indicative of future results.

Commercial relationships are not inputs in the Top1031 Grade formula.

How Top1031 reports the DST market

Every article starts from a primary record: SEC filings on EDGAR, sponsor statements, court and regulatory records, or Top1031's own directory data, which is itself built from SEC filing records. Market statistics labeled "Top1031 data" are computed from the filing record, and the underlying filings are linked so they can be checked. External claims carry a link to their source.

Top1031 news coverage is never a recommendation to buy, sell, or hold any investment. Top1031 does not compute or estimate investment returns: any performance figure is stated by the sponsor and labeled "as reported by the sponsor." Top1031 does not accept payment for coverage, and sponsors cannot buy their way into or out of an article.

Before publication, every article is checked against its evidence: each figure must trace to a source document or to Top1031's own data, each link must resolve to the source it cites, and language that would constitute advice or a recommendation is blocked. Articles that fail those checks are not published.

Corrections

Every article shows its published date and, when it has been materially updated, an updated date. Errors are corrected on the article and the correction is noted.

To request a correction, use the contact page and include the article link and the source that supports the change. Top1031 uses better evidence whenever it is shown; that standard applies to the directory, the Grades, and the reporting alike.

Access and specialist contact

Public educational content and tools are available to all. Gated offering data requires an account with an email address and an accredited-investor self-attestation.

In standard signup, the optional Contact Opt-In is selected by default and can be unchecked without affecting account access. Name and US phone are required while selected.

Some signups originating from paid advertising use a partner-supported registration flow instead of the optional Contact Opt-In checkbox. In that flow, full name and US phone are required. By submitting the profile and verifying the email code, you authorize a Top1031 partner specialist to call or email you about your exchange, and a Lead is delivered for that purpose. Do not complete that flow if you do not agree to partner contact. Neither signup path authorizes text messages.
