Walton Global is a land-focused real estate sponsor whose Growth DST 1031 program uses an all-equity structure to acquire and entitle U.S. residential land for eventual sale to national homebuilders. Distinct from income DSTs, its offerings target capital appreciation over an estimated multi-year hold for accredited investors. Walton reports a portfolio spanning 35-plus North American markets, 170-plus master-planned communities, and 85,000-plus acres serving 88,000-plus investors. Since March 2023 it has launched Growth DSTs across Georgia, California, the Carolinas, Texas, and Florida. In May 2026 it reported surpassing $3 billion in cumulative distributions across its investment vehicles.
Growth DST platform
Walton Global runs a Growth DST 1031 program that it describes as distinct from traditional income DSTs: an all-equity, all-growth structure built around acquiring and entitling land for ultimate sale to national homebuilders, with an estimated 3-plus-year hold aimed at accredited U.S.-resident investors seeking capital appreciation and 1031 exchange deferral 1. The broader firm reports a portfolio across 35-plus North American markets, 170-plus master-planned communities, and roughly 85,000 acres (about 90% U.S.), serving more than 88,000 investors 2, with offices in Scottsdale, Calgary, Hong Kong, Taipei, Singapore, Dubai, and Manila 3.
