That fourth program, Southern Star Storage IV – Rockport DST, recorded its first sale in May 2023, raised approximately $3.4 million of investor equity, and comprised one 480-unit climate-controlled self-storage property in Rockport, Texas. 4
Ownership and operations under Silver Star
Silver Star Properties' definitive revised proxy stated that it acquired Southern Star Self-Storage Investment Company for approximately $3,000,000 in cash and 301,659 restricted stock units. 5 Silver Star's issuer-filed corporate update identified Southern Star as a recently acquired subsidiary and dated the acquisition to May 5, 2023. In that April 15, 2024 filing, Silver Star said that, based on an initial review, Southern Star was experiencing operating and management difficulties involving four Southern Star-sponsored DSTs that owned income-producing self-storage assets; effective the same date it placed David Wheeler, Silver Star's president and chief operating officer, in charge of day-to-day operations, and it said it was considering a sale of Southern Star, sale of specific assets within individual DSTs, dissolution of the respective trusts, and outsourcing of aspects of Southern Star's operations. 6 A May 1, 2024 Silver Star update stated that monthly distributions to the Southern Star-sponsored DSTs had been suspended effective April 15, 2024 pending further examination of Southern Star and its sponsored DSTs. 7
On May 16, 2025, Silver Star said that, since launching its Neighborly Community Connect strategy in April 2024, it had executed a full-scale management and marketing overhaul of Southern Star facilities, replacing third-party managers with trained, community-embedded onsite professionals. 8
