Who is behind this record?

Forum Investment Group is a multifamily-focused real estate investment firm founded in 2007 by sole founder Darren Fisk and rebranded under its current name in 2020. Forum describes itself as a multifamily specialist working across real estate debt, private credit, and equity, and reports having invested in or developed more than $2.4 billion of multifamily real estate spanning over 15,000 units in 21 states. Its exchange platform, Forum Exchange, pairs a Delaware statutory trust interest with an option to later exchange into the FMREIT operating partnership under Section 721. Forum Exchange I DST owns The Indigo, a 168-unit Class A community in Canton, Georgia that Forum acquired in December 2025.

Firm and platform

Forum states that sole founder Darren Fisk established the firm in 2007 around multifamily acquisition and development investments, that it rebranded as Forum Investment Group in 2020 to reflect a fully integrated multifamily platform, and that Fisk and Forum have invested in and/or developed over $2.4 billion of multifamily real estate comprising more than 15,000 units across 21 states1. The firm presents itself as a multifamily specialist working across real estate debt, private credit, and equity2.

Exchange platform and Forum Exchange I DST

Forum introduced its Real Estate Exchange strategy on January 14, 2026, presenting it as a private, tax-deferred route for qualified investors reinvesting 1031 exchange proceeds by moving from active property ownership into passive, professionally managed ownership3. Under Forum Exchange, a Delaware statutory trust interest carries an option to later execute a 721 exchange into the FMREIT operating partnership, and Forum's materials state that the master tenant is a wholly owned subsidiary of FMREIT OP and that the master lease is guaranteed by FMREIT OP4. Forum's December 2025 brochure identifies Forum Exchange I DST as the Delaware statutory trust that owns The Indigo, with interests offered to certain qualified and accredited investors under a private placement memorandum, and states that the trust has no plans to acquire or develop properties or investments other than that project and its reserves5.

Transaction record

Forum announced that on August 3, 2023 it closed a transaction rolling 17 apartment properties into Forum Multifamily Real Estate Investment Trust, Inc., giving FMREIT a stated initial portfolio of 17 properties and 3,539 units across eight states with a combined value of $836.1 million6. Forum announced a $226 million final close of its private credit strategy, with the final close dated September 30, 20247. On December 9, 2025, Forum announced the acquisition of The Indigo, a newly delivered Class A, 168-unit multifamily community in Canton, Georgia, which it described as its first real estate acquisition in nearly five years8.
