Who they are

Written from SEC filings and cited sourcesUpdated Aug 23, 2026

Hospitality platform and investor structure

Driftwood describes a vertically oriented hospitality business that sources, underwrites, structures, and closes acquisitions, development, and lending investments across hospitality asset types, then applies hotel-management experience to the operations of what it owns or finances 1. In its own investor materials, the firm says it purchases cash-flowing hotels, purchases development land, or funds loans before syndicating those positions to accredited investors, that investors select individual deals, and that Driftwood typically maintains an ownership stake in each deal alongside them 2. The scale figures the firm publishes span both sides of that structure, combining hotels controlled by Driftwood Capital LLC and its affiliates with hotels managed by Driftwood Hospitality Management 1.

Dated equity and development record

Driftwood announced the initial closing of its $330 million Driftwood Florida Space Coast Portfolio fund, focused on hotel assets on Florida's Space Coast, on September 12, 2024. On January 14, 2025, it announced $207 million of senior construction and C-PACE financing plus a $50 million credit facility, totaling $257 million, for the 502-key Westin Cocoa Beach Resort & Spa. On April 23, 2025, Driftwood announced the closing of a $1.2 billion portfolio consolidation covering 18 Hilton-, Marriott-, and Margaritaville-branded hotels across 10 states, a 4,203-key portfolio the firm associated with $370 million of renovations or new construction in recent years 3.

Lending record

Driftwood's announcements also document a credit business operating alongside the equity platform: $18.5 million of mezzanine loans supporting the refinancing of a five-property Northeast select-service portfolio (May 2, 2025); mezzanine financing for the 1,841-room Sheraton Dallas, with Driftwood's mezzanine loan upsized from $30 million to $35 million in a transaction that replaced a $270 million CMBS loan with a new $300 million senior loan (June 11, 2025); and participation in the refinancing of Raffles Boston through a Driftwood-affiliated private lending fund alongside Madison Realty Capital (July 8, 2026) 3.

Delaware statutory trust program

The Driftwood-sponsored Delaware statutory trust on record is Driftwood Hotel Income I, DST (CIK 2142222), which first appears in filings in 2026 4.
