DST programs
Two Delaware statutory trust programs carry the Croatan name: Croatan Addicks Stone Village DST, first filed in 2021, and Croatan Luna Pointe DST, first filed in 20223. The Form D for Croatan Luna Pointe DST, filed February 24, 2022, identifies the trust as a Delaware statutory trust formed in 2021, names Croatan Investments LLC as sponsor, and identifies Paul Van as the sponsor's CEO and Chief Investment Officer4.
Croatan announced the February 23, 2021 closing of its first full-cycle DST offering, Croatan North Oaks DST. The release states that North Oaks Landing was a 200-unit Raleigh, North Carolina community purchased in 2014, held for two years, repositioned as a stabilized Class B+ property, and sold5.
Rental housing transactions
On September 11, 2025, Croatan announced the sale of District West, a 117-unit build-to-rent project in Houston, Texas, stating that it had acquired the project in April 2023 through a preferred-equity position6. On October 15, 2025, Croatan announced the sale of Villas at Cordova, a 256-unit garden-style apartment community in Memphis, Tennessee, which it stated was acquired in 2020 through a preferred-equity investment alongside The Kushner Companies7. On June 30, 2026, Croatan announced the acquisition of Alaire at Morningside, a 110-unit garden-style apartment community in Atlanta, Georgia8.
Affordable housing platform
On January 28, 2026, Croatan announced an Affordable Housing Platform led by Nina-Lee Jewell Alhambra as Managing Partner, focused on preservation, recapitalization, and long-term operating excellence across income-restricted and mission-aligned housing. Croatan described the launch as an expansion of its investment strategy9.
