Invesco Real Estate Exchange LLC is the DST sponsor of the Delaware statutory trust program of Invesco Real Estate Income Trust Inc. INREIT reported that the program commenced in February 2023 and was established to issue up to $3.0 billion of beneficial interests in Delaware statutory trusts holding real properties, offered to accredited investors in private placements. Each property may be sourced from INREIT's holdings or from third parties, held in a separate trust, and leased back by an operating partnership subsidiary under a master lease. Invesco has reported fully subscribed IREX industrial and self-storage portfolio offerings completed between December 2024 and May 2026.
Invesco Real Estate Exchange LLC is the DST Sponsor for the Delaware statutory trust program of Invesco Real Estate Income Trust Inc. (INREIT) and, according to INREIT's 2024 proxy statement, an indirect wholly owned subsidiary of INREIT's operating partnership. That proxy statement describes a program established to issue and sell up to a maximum aggregate offering amount of $3.0 billion of beneficial interests in Delaware statutory trusts holding real properties, with interests offered to accredited investors in private placements. Each property may be sourced from INREIT's own real properties or from third parties, is held in a separate DST, and is leased back by a wholly owned subsidiary of the operating partnership under a master lease agreement1. INREIT's Form 10-K reported that the DST Program commenced in February 20232.
Reported completed offerings
INREIT reported that the first DST offering under the program was fully subscribed in December 2024 and closed to new investors3. Invesco reported on July 2, 2025 that the IREX II Self-Storage Portfolio DST was fully subscribed and raised $85.7 million in aggregate, with a portfolio of eight self-storage properties across Tennessee, Texas, North Carolina and Oregon4. On December 18, 2025, Invesco reported that the IREX III Industrial Portfolio DST, launched in May 2025, was fully subscribed and raised $87 million in gross proceeds from three industrial properties in Ohio and Illinois that were 100% occupied across 795,825 net rentable square feet5. In a May 12, 2026 release distributed by PR Newswire, Invesco reported that the IREX IV Industrial Portfolio DST, launched in October 2025, was fully subscribed and raised $94 million in gross proceeds from three industrial properties across Florida and North Carolina that were 100% occupied across 537,947 net rentable square feet6.
