MDRR XXV DST 1 is the inaugural offering of Medalist Diversified's DST sponsor platform, operated through wholly-owned subsidiary MDRR Sponsor TRS, LLC, with Medalist Diversified REIT, Inc. serving as Trust Manager 41. The Delaware statutory trust was formed on or about November 7, 2025 and maintains its principal place of business in Richmond, Virginia 7. MDRR XXV Depositor 1, LLC closed the acquisition of the Pensacola property on July 18, 2025 from Drake Motor Partners Pensacola LLC for $14,554,504, financed in part under a $14,700,000 line of credit with Farmers and Merchants Bank of Long Beach 2. On November 7, 2025, the depositor contributed the property to the trust for total consideration of $14,554,504, consisting of $6,932,061 in cash and approximately $7,622,443 of DST beneficial interests 1. The offering was structured with approximately 47% loan-to-value fixed-rate financing from Pinnacle Bank 4.
