DealPoint Merrill describes itself as a fully integrated national real-estate investor and developer and a wholly owned affiliate of its family office, working as an owner and operator of value-added and redevelopment assets and as a sponsor of real-estate co-investment offerings in which it co-invests1. Its About Us page places the firm in Los Angeles since 1985, with business lines spanning development and construction, property and asset management, retail shopping-center conversions, and self-storage, and says it targets urban infill locations in supply-constrained markets with high barriers to entry using detailed research, predictive property modeling, and in-house construction, entitlement, and asset-management teams. The same page describes value-add work that can involve capital improvements and tenant-mix changes, refreshed capital structures, leasing and marketing, property management and cost reductions, or a change of use through zoning and entitlement, and states that senior management and shareholders have collectively acquired, refinanced, and sold major real-estate assets in excess of $1 billion, inclusive of development and redevelopment2.

On July 26, 2021, DealPoint Merrill announced completion of its acquisition of the remaining Richmond Town Square mall site, extending its owned area there from 33 acres to 69 acres and identifying the site as the location of the Belle Oaks Marketplace project4. A sponsor property page names DPM Belle Oaks Marketplace Fund 1 LLC, with DealPoint Merrill, LLC as sponsor, for a planned 1.7-million-square-foot redevelopment of the roughly 70-acre former mall site into 798 apartments, a 159,000-square-foot Meijer supercenter, and 120,725 square feet of retail and restaurant space5. Multi-Housing News reported on May 5, 2026 that the firm obtained $55 million in construction financing for the first phase of the mixed-use Richmond Heights redevelopment6.
