A Palm Coast Goodwill store Top1031 matches to SE North Florida, DST sold on August 29, 2025

The store sold inside a two-property Florida Goodwill portfolio priced as a whole, and the price for the Palm Coast address alone is not on the record.

Published Updated

A single-tenant Goodwill store at 420 Palm Coast Parkway SW sold on August 29, 2025 as part of a Florida portfolio, per The Boulder Group's announcement. Top1031 matches that address to SE NORTH FLORIDA, DST, a Delaware Statutory Trust (DST) sponsored by Syndicated Equities.

The match is made at the property level, and Top1031 records it as medium confidence. Syndicated Equities describes the Trust's asset as a 16,446-square-foot Goodwill North Florida property from 2020 on its property page, which states no street address and refers to Jacksonville. The street address comes from Observer Local News, which identified 420 Palm Coast Parkway SW as a new Goodwill Industries of North Florida retail store and donation center, with a ribbon cutting set for August 17, 2022, in an August 12, 2022 report. The public sale notice does not name the Trust.

The Trust's Form D was filed on August 19, 2020 under 506(b), ahead of that store opening, per the primary document. Nothing in the public record accounts for the order of those events, and the Sponsor's description of the asset carries a year rather than a closing date. From that filing to the sale, the record places the hold at five years.

The filing carries few terms of its own.
