Origin Nashville Queens, DST reached 90% of its $44.5 million ceiling 371 days after its first reported sale, which Origin Investments dated March 5, 2025 on the offering's Form D. Across the 2,927 programs Top1031 has measured, the median time to that mark is 20 days. Raise velocity is that pace, computed from the amendment dates themselves for every Delaware Statutory Trust (DST) tracked here: the days from a first reported sale to the amendment that first shows half the ceiling sold, and to the amendment that first shows 90%.
Half the ceiling took 225 days, against a market median of 21. Origin's own median, drawn from 2 programs, is 127 days to half and 239 to 90%, a benchmark too thin to describe a house pace, which leaves the market figures as the ones that frame this raise. By either, the equity moved slowly.
The 225 days include a long stall just under the line. Amendments on August 27, September 10 and September 30, 2025 reported 48.7%, 48.9% and 49.5% of the ceiling sold. The crossing came with the October 16, 2025 amendment, at 56.5%.
Form D filing | Amount sold | Share of ceiling |
|---|---|---|
March 20, 2025 (initial) | $798,688 | 1.8% |
$33,245,599 | 74.7% | |
$42,269,276 | 95% | |
$44,475,914 | 99.9% |
The Trust sold under 506(c), where general solicitation is permitted, at a $250,000 minimum, and the investor count in the July 31, 2026 amendment is 112. No amendment cut the ceiling; it reads the same in that filing as in the first.
The Form D names no property and classifies the offering under Other Real Estate. From the filing alone a reader cannot tell what was bought, or where. The distribution terms sit in the PPM; the filing carries no performance figures.
Demand is demand. Money kept arriving at these terms from March 2025 through July 2026, which says something about the market for DST interests and nothing about the asset. A raise that fills is subscribed, not proven. The latest amendment on record leaves a sliver of the ceiling unsold, and the next one answers a narrow question: whether the final interests sold.
