The Trust assembled four communities: Silver Reef, Laurel Oaks in Tampa (192 units), Avilla Grace in Chandler, Arizona, and 150 Summit in Birmingham, Alabama. As of July 27, 2026, no sale of the Tampa, Chandler, or Birmingham properties has been confirmed in public sources, and no announcement of a portfolio-level completion has been located. No statement of a result to the Trust's investors has been located either.
Two dates attach to the sale. Top1031 records the disposition as October 1, 2025; the Denver Business Journal dated the closing on or about October 24, 2025. The hold above runs to the recorded date, which is the date carried in the disposition record.
This Trust is not among them: no portfolio-level completion has been located.
The Form D carries no performance figures, and the distribution terms sit in the private placement memorandum, which is not public. An executive summary of the offering circulated by the marketplace 1031 Gateway remains posted. For now the public file on this Trust runs to a 2018 Form D and press coverage of a single sale.
