Invesco bought the Suffolk warehouse held by VA Coastal Logistics DST

Inland Private Capital sponsored the Delaware Statutory Trust (DST), and the documents on record for its exit are a market report and a property record.

Published Updated

Invesco bought the Coastal Logistics Center at 150 Judkins Court in Suffolk, Virginia, from VA Coastal Logistics DST for $94 million, a second-quarter 2023 price Colliers reported and one Top1031's disposition record separately labels as reported by the sponsor; Compass public-record history dates the transfer to May 18, 2023.

Two attributions travel with that number. The record's own summary names Colliers as the reporting source, while its basis field names a sponsor announcement. This report follows the summary and attributes the figure to Colliers, because the Colliers market report is the document in evidence that actually carries it.

The offering as the Form D Inland Private Capital filed states it:

Term

Offering amount

$178,000,547

Minimum investment

$100,000

Four documents make up the record reviewed for this exit: that Form D, dated November 2, 2021; a 2022 amendment; the Colliers report; and the Compass property record. None of the four carries a total return, an annualized return, or an equity multiple for the Trust, and none of them is a sponsor announcement of the sale.

Nor do they support a hold period. The only interval they establish runs from the first Form D to the recorded transfer, and a Form D filing date is not the date the Trust acquired the building.

So the record establishes a property changing hands. It does not establish the Trust's wind-up or what its beneficial owners received.
