Mt. Pleasant Retail Venture DST Sold Its Wisconsin Pick 'n Save Property on October 14, 2020

Inland Private Capital announced the closing of the grocery-anchored building; Top1031 records the Delaware Statutory Trust (DST) disposition as a partial sale rather than a wind-up.

Published Updated

Mt. Pleasant Retail Venture DST sold the 70,433-square-foot grocery-anchored Pick 'n Save property at 2820 South Green Bay Road in Mt. Pleasant, Wisconsin, for $17.84 million, as reported by the sponsor in its announcement of the sale.

Inland Private Capital put that price at an approximately 11% premium over original investor capital, as reported by the sponsor in the same announcement. No equity multiple, internal rate of return, or total return percentage was stated. Accounts of the same transaction ran at Blue Vault and REJournals.

The offering behind the property was filed in the terms Form D requires and nothing more.

Eight years separate that filing from the sale. What the Trust told its investors about distributions is not a public document, so the sponsor's reported figures stand without a filed original to be read beside them.

What the Trust held after the closing is not established by the documents here.
