ExchangeRight Net-Leased Portfolio 76 DST states sales commissions of 5.0% of the maximum offering amount on its Form D. The trailing-twelve-month median across Top1031's tracked market is 6.0%. Nothing on the federal record, and nothing the sponsor has published, accounts for the difference.
What ExchangeRight has published since May is a sequence of closings. Net-Leased Portfolio 72 DST, at $58.6 million, was reported fully subscribed on June 9, 2026, and Net-Leased All-Cash 18 DST, at $52.78 million, on June 18. Then $38.95 million Essential Income 7 DST on July 1, $90.67 million Net-Leased Portfolio 73 DST on July 14, and $15.38 million Essential Income 8 DST on July 27, each announced as closed to new investors. ExchangeRight accounts for 24 of the 230 offerings the directory lists as Active.

No ExchangeRight release names the Trust. What the newsroom carried in the days on either side of the filing was Ross Wood's appointment as Director of Acquisitions for Industrial Investments on July 22, 2026 and the Essential Income 8 closing on July 27. The name did surface on two third-party pages inside the same stretch, both of them distribution listings rather than press: Baker 1031 Investments' offering page, which the retrieved source record shows dated July 24, 2026, and Blue Vault's page for Net Leased Portfolio 76, July 27.
Three executive officers appear on the notice, Joshua Ungerecht, David Fisher and Warren Thomas, the managing partners listed on ExchangeRight's leadership page. Thomas signed as Manager.
The Trust's number runs ahead of the sponsor's public record. That record names Portfolio 72 and Portfolio 73 as fully subscribed and closed, and says nothing at all about the portfolio numbers between 73 and 76.
