The Yuma Medical Office Building Capital Square Bought for CS1031 MOB AZ II Sold May 4, 2026

Capital Square acquired the newly built Yuma medical office and surgery center in February 2022 for an all-cash, no-debt Delaware Statutory Trust (DST) offering.

Published Updated

The medical office building and surgery center at 2145 W. 28th St. in Yuma, Arizona, changed hands on May 4, 2026. Compass property records put the price for the 13,896-square-foot building at $8 million, a figure the Zillow record for the same address carries as well.

The record is not of one mind about where that number originates. Top1031's disposition entry labels the price basis a sponsor announcement and rates its confidence medium; the summary in that same entry attributes the amount to the listing records. This report relies on the listing records, because they are the documents that state a sale on May 4, 2026, and the only sponsor announcement in the file is the 2022 acquisition release, which leaves open that the amount is a purchase-side figure.

Capital Square bought the building for CS1031 MOB AZ II, DST, and said so in an announcement dated February 8, 2022, which describes a newly built medical office building and surgery center acquired for an all-cash, no-debt DST offering. The offering as filed, per the Trust's Form D:

Term

Detail

Form D filed

February 24, 2022

Offering amount

$10,867,000

Minimum investment

$25,000

Exemption

Neither listing names a seller, and neither names the Trust. The tie between the transaction and CS1031 MOB AZ II rests on the address, which the acquisition announcement identifies as the property bought on the Trust's behalf. That leaves the limit worth stating plainly: nothing on the public record connects the sale price to what investors in this Trust received. No return figure has been disclosed for the offering, and as of August 8, 2026 no disposition announcement from Capital Square and no trade coverage of the sale had appeared.

The record dates the hold at 4.2 years, a span measured from the Form D to the sale rather than a hold period any sponsor statement or filing sets out.
