Two of Olympus Station 250 DST's terms sit off the market Top1031 tracks, and they sit off it in opposite directions. The Form D estimates sales commissions at 8.8% of the maximum offering, where the tracked median is 6.5%; the minimum investment is $25,000, where the tracked median is $100,000. Those medians come from Form D filings by likely DST issuers over the trailing twelve months, counted per filing, amendments included, rather than per unique Trust.

The filing flags that commission figure as an estimate, and the estimate is measured against the maximum rather than against dollars subscribed. A Form D does not itemize. The tier structure, and who collects at each level, belong to the offering documents.
The notice, filed October 1, 2026 and signed by William Chandler Wonderly as Principal of the sole member of the Issuer, is the Trust's first. It is not the first public word on the offering. AltsWire reported on September 23, 2026 that the offering had launched on September 21, 2026, naming a 166-unit property in Mundelein, Illinois. Rule 506(c) permits that sequence: general solicitation is allowed, provided every purchaser is verified as accredited. The filing itself is a notice of an exempt offering, not SEC approval.
The property does not appear in the notice, whose industry classification reads Residential. The sponsor's offerings page, undated and checked October 5, 2026, lists Station 250 and displays a total DST equity figure $1,000 below the amount in the SEC filing. This report uses the SEC filing figure.
Eight individuals appear on the related-person roster, and every clarification attaches its officer to the sole member of the Issuer rather than to the Trust: Principal, Chief Executive Officer, Chief Financial Officer, Chief Acquisitions Officer, Corporate Counsel, Director of Investor Relations, and two capital-markets titles, Kevin Kensinger as Managing Director of Capital Markets and David Pittman as Senior Vice President of Capital Markets, whose appointment AltsWire reported on March 12, 2026. The Promoter relationship goes to Olympus Station 250 Manager and Olympus Station 250 LLC, both at one Newport Beach, California address; the filing assigns them no other role, and none should be read in.
Which is the other thing worth noticing about the addresses. The Trust files from Fort Worth, Texas. Its named individuals, with one exception, do not: Wonderly, Chief Executive Officer Wade Madden, and the rest are listed at the same Newport Beach suite the Promoter entities use. The exception is Nehal Patel, whose clarification reads Chief Financial Officer of the sole member of the Issuer and whose address is the Fort Worth suite the Trust files from; Olympus Property's leadership page, undated and checked October 5, 2026, lists him as Chief Financial Officer.
Before Station 250, the Sponsor's DST record ran through Texas: Olympus Coronado DST, which the sponsor announced on September 23, 2026 had fully subscribed, raising all $41.32 million of its equity against a 384-unit community in Midland, and Olympus Tradewinds DST, which the sponsor announced on November 7, 2025 as a $21 million Texas multifamily DST. Top1031's directory carries three Active Trusts for the Sponsor, a published count that excludes delisted records and includes fully subscribed offerings, so it is not a tally of what is open to subscription today. Station 250 is the one outside Texas.
