The Eugene, Oregon student-housing property behind NB Duck Abbey, DST changed hands in December 2024. The building at 1848 Hilyard Street operated as Duck Abbey while the Trust owned it; it appears on PTLA Real Estate Group's portfolio record as Duck Landing, with the acquisition dated to that month. That change of ownership is what marks the full cycle on the record.

Nelson Brothers launched the offering with a Form D filed July 1, 2014, a 506(c) raise with a ceiling of $2.31 million and a $25,000 minimum. Measured from that filing to the sale, the hold ran 10.4 years.

No sale price is on the public record. Nelson Brothers has published no disposition announcement, and no total return, annualized return, or equity multiple appears for the offering. The original Form D set out the raise terms and carried no distribution terms. What documents the exit is the buyer's record of the property rather than the sponsor's account of the result.
