AIREX Portfolio V DST Is Full Cycle, Its Entities Gone From the Parent REIT's Subsidiary Exhibit

Top1031's disposition record describes the underlying property sold as industrial; the Form D filed the asset class only as Other Real Estate.

Published Updated

AIREX Portfolio V DST is full cycle. Top1031 records the outcome as a property sale.

The Delaware Statutory Trust (DST) and its three related entities, a manager, a master tenant and a TRS, are listed in Exhibit 21.1 to Ares Industrial Real Estate Income Trust's annual report for fiscal 2023 and are absent from Exhibit 21.1 of the REIT's annual report for fiscal 2025, filed March 6, 2026. Those two exhibits bracket the exit rather than date it. December 31, 2025 is the close of the later fiscal year, not a closing date any document states.

No press release, Form 8-K or other announcement stating a sale price, an equity multiple or an internal rate of return was located for the Trust. Nothing names a buyer. No distribution terms for the offering appear in the public record either, so the terms this offering carried at the start cannot be set against what the disposition produced.
