Coverage

The tracked universe begins with DST-related SEC filings from 2009 onward. Public pages include active offerings identified by Top1031 and historical offerings with enough completed research for display, plus canonical sponsor profiles, program records, source-linked news, and aggregate market reports.

“Publicly identifiable” means Top1031 can connect an offering to sufficient public evidence for a reliable record. It does not mean every DST ever formed must file Form D or can be identified through public sources.

Freshness

Filing data is checked daily for new Form D filings, amendments, sponsor disclosures, and status changes. Data-bearing sections show the relevant record, filing, or run date. Reports refresh from the same dataset rather than from copied tables.

Coverage limits

SEC-filed fields generally have the strongest coverage. Research fields such as exact addresses, leverage, photos, fees, and sponsor-published outcomes vary by offering and vintage. Historical coverage grows as records are researched. A missing field is not evidence that a feature, fee, event, or outcome does not exist.
