Active is Top1031’s own classification, not the sponsor’s. Active does not confirm you can still buy in.
The same records feed the sponsor profiles, program histories, source-linked news, and market reports.
Not every DST leaves a public trail. Some never file a Form D, and some leave too little evidence to build a reliable record. Those do not appear here.
Checked against EDGAR every day
An automated process checks SEC EDGAR daily for new Form D filings and amendments. Status and research fields change when the new evidence supports the change.
Any page carrying data shows a date — the filing, the record, or the last update. The reports are built from the same records as the offering pages, not from a separate copy.
Where the record thins out
Fields that come straight from an SEC filing are the most consistent. Researched fields — exact address, financing, photos, property detail, sponsor-published outcomes — vary from record to record, and thin out the further back you go.
Closed offerings fill in as they are researched. A missing field means Top1031 has not found a source for it, not that the fee, feature, event, or outcome does not exist.
Public sources and Top1031 records can be incomplete, delayed, or wrong. Confirm current securities information in the offering's Private Placement Memorandum and with qualified tax, legal, and financial professionals.
