Inland Private Capital announced the full-cycle sale of three Milwaukee-area multifamily communities on October 30, 2023. The release names the selling vehicle Milwaukee MSA Multifamily Portfolio DST. Wauwatosa Multifamily DST does not appear in it.

Top1031 carries the disposition under this Trust on the two things the record does line up: the geography and the raise dates. Nothing in the release, and nothing in the Trust's own filings, states that the two names describe the same offering. Top1031 reports that gap rather than resolving it.

The sponsor's reported result therefore attaches to the name in the release. The transaction delivered a total return of 155%, as reported by the sponsor in its October 30, 2023 announcement. It carried an internal rate of return of 7.01%, as reported by the sponsor in that same announcement. The release states no sale price. What the offering originally told investors about distributions is not on the public record either: a Form D carries no such terms, and the private placement memorandum is not a public document.
