JWCM Vivian, DST Reaches 45.7% Sold, and Its Pace Clock Still Has No Reading

Every filing since October 2025 has added dollars and investors, and none has cut the ceiling the sponsor set when the offering opened.

JWCM Vivian, DST reported 45.7% of its offering ceiling sold in its August 11, 2026 amendment. Neither of the milestones Top1031's pace clock measures has been reached, so this Delaware Statutory Trust (DST) carries no velocity reading at all.

The metric is computed from an offering's own Form D amendments: the days from the date of first sale to the first filing reporting 50% of the offering amount sold, and to the first reporting 90%. The initial Form D puts first sale at October 14, 2025.

In every filing after the first, both the sold figure and the investor count are higher than in the one before it.

The filings also report a $25,000 minimum investment. Neither that figure nor the investor count identifies who is buying, and nothing in the record explains the pace. No sponsor commentary on the raise accompanies the filings, and the Form D carries the offering under Other Real Estate rather than naming a property type. The exemption claimed is 506(c). What the amount sold cannot speak to is the property, the debt, the fees, or the eventual result for investors.

If a later amendment reports half the ceiling sold, its filing date will establish the first days-to-half reading. Until then, the amounts and investor counts remain dated reports of subscriptions.
