IREX V Diversified Portfolio DST reported its first sale on May 8, 2026. The first Form D filing to report at least half the ceiling sold arrived 98 days later, the amendment filed August 14, 2026. Half was crossed somewhere between that filing and the one before it. The record does not say when.
Raise velocity is a pace metric Top1031 computes from the offering's own Form D record: the days from the first sale date the filings report to the first filing showing half the ceiling sold, and again to the first showing 90%. Sponsors file when they file, so the measure carries the resolution of the filing record, not of the subscription book.
Invesco Real Estate Exchange has four programs with a measurable pace, and their median run to half took 106 days. Across 3,365 programs, the market median is 18 days. Both figures are accurate and they point in opposite directions. A four-program base is thin, and one more raise moves it.
The offering is Commercial, claims 506(b), and carries a $250,000 minimum. The ceiling has never been amended downward: the offering amount in the most recent filing is the one in the first.

What the pace shows is demand for units at the price and terms offered. It does not speak to the underlying properties, the debt on them, or the eventual result for investors. Equity that fills is subscribed, not proven. Amount sold is also what the filing reports as of the date filed, which can trail the subscriptions themselves, and the filings say nothing about why the equity moved as it did. No sponsor statement on the raise is on the record.
The 90% mark has not appeared in the filing record as of August 26, 2026, so the second half of the velocity figure does not yet exist. The sponsor's median run to that mark, across the same four programs, took 230 days; across the 3,365 programs in the market comparison, the median is 16 days. The next amendment either puts a date on it or shows the raise still climbing toward it.
