Top1031 measures raise velocity for every Delaware Statutory Trust (DST) it tracks as the days from that first sale to the date a filing first reports 50%, and then 90%, of the offering amount sold.

The offering is exempt under 506(b) and states a minimum investment of $250,000. Beyond that the Form D describes little: the asset class is reported only as other real estate, no property is named, and distribution terms belong to the private placement memorandum, which is not a public document. The offering amount has held steady through every filing in the series, and no amendment has cut the ceiling.
One note on which figure this report uses. Top1031's velocity snapshot for this offering still carries the August 14 amendment, at 27.3% of the ceiling, while the August 28 amendment reports more. The later filing supersedes it and is the basis here. Amount sold is as the Form D states it, and a Form D can lag the subscription book.

The market medians, drawn from 3,365 programs, are 18 days to half and 16 days to 90%: two separate medians computed over different sets of offerings, not a sequence any single raise walks. Until a filing here reports half the ceiling sold, Exchange VI sits against neither.
The metric turns on the next filings. When one reports half sold, days-to-50 becomes computable for this Trust and the comparison above stops being hypothetical. Demand is demand. A raise that gets there is subscribed, which is a fact about distribution and not about the property's performance or the eventual result for investors.
