Starboard Realty Advisors lists Starboard Ridgeview DST among its full-cycle offerings

Starboard Realty Advisors' account of the disposition gives an August 1, 2024 property sale for the Delaware Statutory Trust (DST), which first filed a Form D in February 2023.

Published Updated

Starboard Realty Advisors lists Starboard Ridgeview DST under "Full Cycle" on its website. The account of the disposition that reached Top1031 describes the property the Trust held as sold; the primary citation behind that account, a press release, Top1031 removed from the record on August 7, 2026, after finding no archive record of the URL. Nothing in the Trust's own SEC filing record marks a disposition.

Two hold periods attach to this exit and they do not agree. The account describes a hold of 4.5 years. Measured from the first Form D to the exit date that same account gives, the span is 1.4 years, and that is the figure Top1031 reports: one of its endpoints is a filing on EDGAR, and no document Top1031 located establishes an earlier acquisition date for the Trust. Both figures rest at the far end on the same undocumented date.

The account also carried a sale price, a total return, an annualized return and an equity multiple, each recorded as a sponsor-stated value on the strength of that same announcement. Two URLs remain behind them: the sponsor's own website, linked above, and a third-party sponsor profile page. Top1031 found no date on either page, and neither ties a figure to a document a reader can retrieve. A performance figure is publishable here with the dated source that reported it and not otherwise, so those four figures do not appear in this report.

The account is titled differently from the offering as well. It describes the full-cycle disposition of the Ridgeview Apartments DST and places the property, Ridgeview Apartments, in Richland, Texas. The offering on file with the SEC is Starboard Ridgeview DST, and a Form D identifies an issuer, not a property, so the filing settles neither the name nor the address. Whether the disposition described belongs to this Trust is a question the available documents do not answer.

The offering documents would state the distribution terms, the fee load and the hold the Sponsor set out for investors at subscription. Those documents are not public, and Top1031 has not obtained them for this Trust. What the public record holds for this offering is a single Form D, a sponsor that counts the Trust as complete, and a disposition documented only by the sponsor's account of it.
