Passco Hickory DST Reached Full Cycle With the September 2019 Sale of Its Antioch Apartment Complex

The Delaware Statutory Trust (DST) held a single Antioch property, and its Form D disclosed equity terms and nothing about the asset or the debt.

Published Updated

Passco Hickory DST's ownership of Cambridge at Hickory Hollow in Antioch, Tennessee ended in September 2019, when Admiral Capital and Security Properties bought the apartment property. That sale is the Trust's full cycle.

One thing about this record needs stating before anything else. Top1031 corrected the evidence for this Trust on August 7, 2026: a higher sale price that circulates in connection with Passco Hickory DST belongs to a later resale of the property, in 2024, two owners on from the Trust. It is not the price of this exit.

Those three figures share one provenance. Each carries a sponsor-announcement basis at medium confidence in Top1031's record, and each traces to the same cited account rather than to three independent sources. Top1031 computes no returns of its own, so the performance figures here are the Sponsor's, in the terms the record captured them.

What the original investors agreed to is not on file. The private placement memorandum carried the property description, the loan and the distribution terms, and a PPM is not a public document, so nothing from 2014 sits in the public record to set beside the 2019 result.

Top1031 adds the outcome to Passco Companies' cumulative full-cycle record as a completed sale of a single residential property, on a hold the record places at five years.
