Top1031 is free to use. There is no paid subscription, usage charge, or premium plan.

## Access levels

Both access levels are free. There is no trial period, credit card requirement, recurring charge, per-record charge, or paid upgrade.

## Public access

- Public pages, source links, SEC-derived catalog records, llms.txt, llms-full.txt, sitemaps, and the catalog name-search API are available without an API key.
- The public search API is documented at https://www.top1031.com/developers/ and https://www.top1031.com/openapi.json.
- The public search API costs $0 and requires no API key.

## Free registration

- Magic-link registration is free.
- Registration removes the presentation veil from Financials, Grade Factors, Deal Terms, and Sponsor Grade surfaces.
- Registration is not a purchase, subscription, brokerage account, or investment commitment.

## What is not sold

- Top1031 does not sell access to securities or accept investment funds.
- Top1031 does not charge a placement fee, transaction fee, or assets-under-management fee.
- Any contact with an affiliated licensed partner is separate from free Top1031 access.
